Career blockages for productive Estate Agents:

Many fine real estate sales agents have burned out and exited the industry due to a combination of factors; from a lack of internal support and mentoring through to a deficit of focus on the day’s most important activities.

I find that diary management – and balancing time – is often a big block for sales agents. There’s always lots to do, but prioritising prospecting as their work increases with active campaigns can be difficult. When times are slow, sales people will chase and follow up potential vendors – although once they have a number of active listings they slow on the very tasks they needed to achieve their busy pipeline and as such enter a ‘rollercoaster’ of feast and famine.

Every market has its respective challenges. Being responsive and pragmatic enough to be able to shift between roles – from Buyer Management to Vendor education to prospecting – are the pressure points that should be closely watched by sales agents as market conditions change.

Career blockages for Property Managers:

I think the burn out factor is the primary difficulty faced by Property Managers. They are generally the communication link of bad news and as such are often left having difficult conversations with little acknowledgement by either tenants or landlords.

As the community moves through different emotional states and economic changes – especially of late – PMs are often finding themselves dealing with both landlords and tenants in highly stressed situations. This can lead to conversations with PMs that are not the kindest. I think the difference between an exceptional PM and a poor one is not clearly understood by the community, with lines often becoming blurred. Even the most elite PMs are often left with a feeling of dissatisfaction! Acknowledgement goes a long way towards job satisfaction and longevity in role.
